At Provident Home Loans Inc. we offer our clients a wide variety of financial programs.
PROGRAMS
Approved FHA (HUD) correspondent lender with the ability to do refinances or purchases of up to 100% LTV and up to 85% cash out refinances.
FNMA and Freddie Mac conventional first trust deeds up to 100% LTV.
No Income Verification Loans - Good for the self-employed borrower. No tax returns required. Requires a copy of a business licence and a 2 month PITI in reserves.
Approved by California Public Employees' Retirement System (CalPERS) to originate CalPERS loans throughout the State of California.
No Asset No Income "NANI" 90% LTV - To $400,000 for wage earners & self-employed purchase or rate & term refinance.
90% Investor or 2nd Home - Purchase or rate & term refinance.
2 Year Fixed - 90% NANI - 90% INV - 95% LTV
95% LTV - $25,000 cash out, 620 credit store.
Fixed Rate Construction Loans - Fixed Rate Construction Permanent Float Down Options
2nd Trust Deeds - These programs will accept borrowers with 50% debt ratios and up to 125% loan-to-value.
A Through D Paper - These loans are for borrowers with high debt-ratio; to 60% or poor credit (i.e. bankruptcies, etc.)

No Down purchase programs available to qualified buyers.
California Gold:
No down Payment, Owner occupied, Up to $500,000, No Mortgage Insurance, Seller can pay 3% towards closing costs
California Access:
No down payment PLUS 3% of your closing cost/impounds. Seller can pay up to 3% of buyer's costs. Owner occupied, Up to $350,000
Provident 102%": FHA
No down PLUS 2% of your closing cost/impounds. Only 600 FICO credit score required Seller can pay up to 6% of closing costs
California Dream:
97% new first PLUS 3% Silent second. No payment on the 3% second. Owner occupied, Up to $252,700
CalSTRS:
100% programs available for School Teachers. No length of employment required. No retirement funds required. Up to #350,000
CalPERS:
100% program for City, State, Police, Fire, Correction Officer's and Judges, who are members of California Public Retirement system.

NO POINTS - NO FEES PROGRAM
Eligible Property Types - Same as the Conventional Home Loan Program
Terms and Conditions - The terms and conditions lower out-of-pocket costs and are the same as the Conventional Home Loan Program. In addition:
- No out of pocket expenses for recurring and non-recurring closing costs up to three percent (3%).
- Borrower cannot receive any additional cash should actual closing costs be less than three percent (3%).
- Borrower will be required to put down at least five percent (5%) down payment.
- Borrowers participating in this program agrees to a five year pre-payment penalty.
